Cracks in exterior or interior walls could be a sign of a structural issue. However, not all cracks indicate a problem. During a structural inspection, we look at the entire house from top to bottom to piece all of the puzzle pieces together to determine the cause and if they are a structural concern.
Cowdrey Engineering can assess the following issues, and more:
A structural engineer will conduct an onsite evaluation to inspect the damage observed and determine if there are other related issues. The engineer will document the exterior of your home and note any structural defects. Similarily, the engineer will conduct an inspection of the interior of home for any signs of structural defects. If warranted, the inspection will include evaluation of a crawlspace provided the conditions are safe. Any necessary measurements and information will be collect at the time of the inspection.
After the inspection, the structural engineer will analyze the data collected and run any necessary calculations. A written report will be generated describing the observations, and the opinions of the engineer. The written report will then be signed and stamped, and will be electronically provided within a few days.
Many times evidence of structural defects are misidentified as a foundation issues, and no repairs are required. However if there is a settlement issue, foundation repair piers only correct the symptom, not the problem. In many cases simple solutions can correct the problem.
Free is not free.... Many foundation companies will offer "free" structural inspections knowing that they will make money from you in other ways. A structural engineer is an unbiased third party that works for you and only recommends the repairs you actually need.
Our inspection fees are based on the square footage of the structure, the type of foundation, age of the home, and distance from our location. All of these factors can greatly influence the amount of time required to provide an accurate structural engineering assessment. In most circumstances our services cost less than a single pier.
For design services, billing is on an hourly basis. An estimate of hours required will be provided after initial consultation.
